Instantly recognisable not for its yellow trams, but colourful containers and “armazéns” that line the Tagus port, East Lisbon’s Marvila neighbourhood has long been the choice of laidback creatives retreating from the bustling city centre.
Located just five minutes from central Lisbon, the industrial zone of vast warehouses, river views and historic palácios come as a stark contrast to the picture postcard of azulejo-filled Lisbon. Wide streets, sleepy cafes and dockside promenades offer solace for those falling for the lure of Lisbon while longing for something local.
Lisbon local and Founder of Pietra AM, Roman Ribemon, was no stranger to the area, so when the opportunity arose with Partner Stanislas de Maistre of LFV des Vosges to invest here, they seized the moment.
ALBA, their boutique project of five secluded townhouses on the tree-lined Rua do Açúcar (named after the old sugar factory) promises soul and space for its future residents.
Designed by Abecassis Architects with interior design from Daniela Franceschini of Quiet Studios, no detail has been spared in reimagining this former warehouse into five homes with dreamy loft-like qualities. Even the project’s brochure has weaved in unique multimedia storytelling from Diogo Potes, a creative talent known for his work with Lux Fragil, MAAT and Underdogs, a renowned cultural platform also located in Marvila.
Previously a depot for construction materials, the building features characteristics that are typical of the area - towering ceilings, concrete floors and distinct arched window frames that will be preserved during the restoration and maintained as part of the original façade. The final result will combine warm tones, textures and locally sourced materials to instil a feeling of cosiness and comfort in a sophisticated space.
Each townhouse begins at 207m2 and offers three bedrooms with a bathroom en suite, a fully equipped and custom-made kitchen with Bosch appliances and natural features in stone and wood. The impressive double-height living space is framed by a stunning floor-to-ceiling glass façade that opens out into a private patio with a vertical garden, perfect for creating additional space when entertaining. The upper mezzanine of the living area, flooded with light, offers perfect working or reading nooks, while individual top-floor terraces that face East offer views of the river.
Awash with cultural venues, art galleries, co-working spaces and restaurants, it’s no surprise that the creative community have flocked to this corner of the Portuguese capital. Beyond being a getaway for artistic entrepreneurs, Marvila is also well connected. It’s a ten minute drive to the airport and Parque das Naçoes business district, with the historic centre and Santa Apolonia train station just five minutes by car.
ALBA is scheduled for completion in early 2024 and launched sales in October 2022.
